Eagle Bend lists more than thirty neighborhoods and a handful of commercial properties on its resume.

Eagle Bend buys land from individual property owners - most of it unlisted, Davis says.

Davis has developed and designed computer programs that take into account everything from interest rates, urban growth patterns and traffic studies to census data to determine the location and cost of new developments.

Eagle Bend has the property properly zoned and approved for development through the various governmental authorities.  They buy the raw land, build the roads and install the infrastructure and deliver lots ready to build.

"We have the land prepped and ready for builders to build houses," Davis says.

"Finding land and identifying a willing seller is the toughest part of the business. It may be a five or six year process from first contact with the property owner to putting a bulldozer on site."

He and his staff - which consisted only of Davis and and Vice President Lee Dunlap - are always on the lookout for land. Today, his team includes finance manager Brett Jackson, project manager Cal Davis and intern Arthur Long.

"We are constantly looking for new properties to buy," Davis says.  In the past ten years, Eagle Bend has acquired more than 800 acres in Knox County allone.
